Author supervision is a form of support that the architect - as the author of the project - can provide to the investor already at the construction stage. In practice, this means that the designer remains at the disposal of the investor and contractors during the implementation of the investment and ensures that the house is built in accordance with the assumptions of the project - both technically and visually.
What is covered by copyright supervision?
Most often:
- explaining design solutions,
- Approval of the proposed changes,
- responding to discrepancies between design and reality,
- Consultations during construction
- presence on the site of the investment - if agreed.
Copyright supervision is not mandatory by law, but may be recommended by the authority (e.g. for more complex investments). It is much more often the investor who decides whether he wants such support - especially if he wants to maintain the coherence of the concept or simply feels safer having contact with the author of the project even after the documentation phase is completed.
However, this does not mean that the architect becomes the construction manager - these are two different functions. Authors' supervision does not consist in controlling the progress of works or managing the executive team. The architect does not keep a construction log and is not responsible for the organization of the work. His role is reduced to making sure that the project is carried out in accordance with the documentation and design intentions.
Why can copyright supervision be valuable to you?
Because construction rarely goes 100% according to the assumptions “on paper”. Materials, technologies change, unforeseen situations arise. Contractors can interpret project records in their own way or try to “improve” something in their own way. And then it is best for the author of the project to take a stand, explain the intention of the solution or - if necessary - make changes in a thoughtful way.
It is also a form of comfort: if the investor does not want to independently decide the design issues on the construction site, he can hand over this responsibility to a person who knows the project inside out.
Is copyright supervision included in the price of the project? Most often not - this is an additional service, determined individually. The architect can offer, for example, one-time consultations, presence at certain stages or readiness to contact “on the phone”. This allows you to adjust the range and frequency to your needs and budget.
