The Adaptation Process - Step by Step

Site analysis and regulatory compliance

We verify the local zoning plan or building conditions (MPZP / WZ in Poland), the plot's parameters (dimensions, topography, solar exposure, access) and local technical conditions. The goal is to confirm that the chosen design can be sited and built in that location. We agree on modifications to the function and architecture (layout, openings, roof, materials) within the scope of changes permitted for a stock design.

Agreeing the scope of changes with the investor

We work with the investor to determine the optimal site development, including the building's location, driveways and access routes. Based on this work, geotechnical surveys are commissioned.

Adaptation and full permit documentation

We introduce changes to the architectural, structural and building services elements, prepare the site development plan (PZT) on the survey map for design purposes, and submit the complete building design to the authorities. The result: a ready, formally compliant package for the administrative decision.

At BRJ-Studio, adaptation without design changes starts from 4,500 PLN net. Each adaptation is priced individually after analyzing the scope of modifications, the plot conditions (zoning, geotechnics), the required studies and the location. Market rates vary - costs rise with the number and nature of changes and the design work involved. For projects outside Poland, we prepare an individual quote that reflects coordination with local architects and consultants.
What documents are needed for a building permit with an adapted stock plan?
Your application includes the site development plan and the architectural and construction design (with the required attachments), any necessary opinions and approvals, and in practice, the documents required by local planning law.
How long does it take to obtain a building permit, and why do timelines differ?
In Poland, the statutory deadline varies depending on the type of building, but in practice what matters most is the completeness of the documentation and local procedures. Unresolved gaps extend the process; complete documentation and compliance with the zoning plan or building conditions speed up the decision. Authorities generally count deadlines from the date a complete application is submitted, with a common framework of up to 65 days in standard proceedings. Timelines in other countries follow their own national procedures, which our local partners handle.
What changes can be introduced during adaptation?
The most common modifications are the siting on the plot, window and door openings, the functional layout, the roof and selected material solutions - always within the limits of local planning law and in line with the adapting architect's authority.
How does adaptation differ from a custom design in terms of delivery time?
