The BRJ-Studio Warsaw office is at Zakroczymska 9A, in the New Town, right by the Vistula and the bridges to the right bank. From here we're close to the eastern districts and Wołomin County - the areas around the capital where single-family houses are genuinely being built. We design them from scratch, adapt stock plans and advise clients before they buy a plot.
The right bank and the eastern side of Warsaw follow a different logic from the dense city centre. Here it's more often about a house on your own plot, in Białołęka, Targówek, Ząbki, Marki or further out towards Wołomin, where land for single-family development is still being released. We begin every such project with what the plot allows, because the plot sets the framework for the house.
We also work with clients from abroad who are building near Warsaw. If Polish planning documents are unfamiliar territory, we go through them with you in English - the local zoning plan, the building conditions decision and what they mean for the house you have in mind.

The starting point is the plot, the residents' lifestyle and the provisions of the local zoning plan; from there we work on the room layout, the massing and the light. The house is created around specific needs, including unusual ones such as a multi-generational layout or barrier-free living, and we take it through to documentation ready for submission. The most common mistake is buying a plot that the planned house then doesn't fit on.
That's why, before you decide, we check whether your idea complies with the local zoning plan or building conditions, whether the plot is suitable, and what constrains it: road access, utilities, the shape of the terrain and the neighbouring buildings.

BIM Modeling
On larger houses and investments on the eastern side of the capital, consistent documentation and efficient coordination between disciplines are what count.
In BIM, the building takes shape as a digital model combining geometry with technical and material data, and every change updates across the entire project, which reduces clashes and makes communication with the contractor easier. We work in line with BIM Standard PL, co-authored by Robert Bednarczyk. You'll find more on the BIM service page.

Design Visualizations
It's easier to make decisions about a house when you can see it on the plot before construction starts.
We prepare realistic exterior and interior views and, where needed, a presentation of the building in its surroundings and under different lighting. We show the materials, the façade colours and the relationship between the house and the garden, which helps at the design stage and when presenting an investment. Everything worth knowing before starting a project in Warsaw
Where is the BRJ-Studio Warsaw office?
The office is at Zakroczymska 9A in the New Town, postcode 00-225, close to the bridges to the right bank. Meetings can be held at the office or online.
Which districts and municipalities around Warsaw do you work in?
We work across the whole of Warsaw, for both private clients and companies. Most single-family houses are built on the eastern side of the city and the surrounding area, so we often work in Białołęka, Targówek and Praga, as well as in the municipalities of Wołomin County, including Ząbki, Marki, Zielonka, Kobyłka, Wołomin and Radzymin.
Do you design single-family houses, or also interiors and apartments?
We focus on single-family houses and buildings on a plot, rather than fitting out apartments in the city centre. If you're planning a house on the right bank or just outside Warsaw, you're in the right place.
Will you adapt a design bought from another practice?
Yes. We adapt ready-made designs regardless of where they came from, and adjust them to the plot and to the building conditions in the given district or municipality.
Will you start a project if I don't have a plot yet?
We usually begin the design once the plot has been purchased, because the plot determines the house - unless you'd prefer to start earlier. Before you buy, we recommend architectural consultancy, which lets you assess the site and check whether a given house can be built there.
Can a foreigner buy a plot and build a house near Warsaw?
Yes, though the rules differ depending on your citizenship. Citizens of EEA countries buy building plots on the same terms as Polish nationals. Buyers from outside the EEA generally need a permit from the Ministry of the Interior before purchasing land. We're not a law firm and we don't handle the acquisition itself, but we can check what a given plot allows in terms of construction before you commit to buying it.
Do you work for developers and investors on the right bank?
Yes. We deliver terraced and semi-detached housing and buildings with a commercial function, particularly in the eastern districts and Wołomin County, and on larger investments we work in BIM.
Besides single-family houses, do you handle other building types?
Yes. We also design multi-family and mixed-use residential and commercial buildings. This work is presented in a separate part of our portfolio.
Can everything be handled remotely?
Yes. Every service can be delivered remotely and we keep in-person meetings to a minimum. What normally happens in person is the site inspection on the plot and visits to the construction site - and we'll skip those too if that's your preference. We also work with clients based abroad.
Do you help with the documentation for a building permit?
Yes. We prepare the complete design documentation, and as part of our formal support we help gather and submit the documents to the relevant authority.
