A map for design purposes is a specialized geodetic map, which is ordered in order to be able to correctly design a building and its location on the plot. This is an updated version of the master map, supplemented by the current measurement of the terrain - that is, an accurate picture of what is actually located on the plot and in its vicinity. Without it, the architect cannot start designing, because it is on this map that the land use plan is created, which is part of any construction project.

How is it different from the basic map?
A master map is an overview document - often outdated, incomplete, lacking precise elevation data. The map for design purposes is current, accurate and developed by a surveyor with authority, who takes responsibility for it. Moreover, the master map is not sufficient either for the design of the building or for the execution of connections.

How is a map made for design purposes?

  1. The surveyor takes data from the state resource - that is, the main map.
  2. Performs field measurement, updates the data with the actual state.
  3. Draws a map at a scale of 1:500 (or other, if the project requires it).
  4. It transmits the document in paper and digital versions - for use by the architect and industry designers.

What does such a map contain?

  • boundaries of the plot and its surroundings,
  • existing buildings, trees, fences,
  • network flow: electricity, water, sewerage, gas, internet,
  • height differences and slopes of the terrain,
  • access to public road, sidewalks and exits.

In practice, the same map can be used not only for the design of the building, but also for the implementation of connection projects - for example, water supply, energy or gas. Industry designers rely on it exactly as much as an architect.

Does every investor need this map? Yes, as long as it is planning a construction, extension, superstructure or other investment that requires a permit or application with the project. Without a map for design purposes, it is impossible to prepare a construction project in accordance with the regulations.

How much does a map cost for design purposes? Usually from 1000 to 2000 PLN net, depending on the location, size of the plot and access to data. The lead time varies from 7 to 21 working days - it is worth asking the surveyor when placing an order.

Is a map for design purposes mandatory when building a house? Yes - this is a necessary condition to be able to submit a project to the office. Without it, the procedure simply will not start. Moreover, it is worth to be aware that maps from the geoportal or the old official extract do not have legal force in this context. They are of an illustrative nature, not of a design nature.

Imagine: an investor wants to save and asks an architect to design a house “based on a map from the Internet.” In the process, it turns out that the boundaries are shifted, the neighbor's new fence is not laid, and part of the plot is occupied by the power pole. The design does not pass verification, a correction is needed, and time flies. Meanwhile, a professional geodetic map could eliminate these errors already at the start.
