The design concept is the first creative stage in the process of designing a home - the moment when the needs of the investor are transformed into a concrete spatial idea. It is an initial vision of the building that combines functional expectations with the realities of the plot, regulations and aesthetics. This is not yet a construction project, but the basis for its creation.

As part of the concept, the architect presents, among others:

  • projections with indicative dimensions,
  • simplified sections and facades,
  • analysis of the relationship between rooms,
  • matching the layout to the sides of the world and the shape of the plot,
  • Sometimes a simple 3D visualization, if it makes it easier to understand the idea.

Why is this stage so important? Because it is then that the investor makes the most important decisions: how many rooms will be, how they will be connected, how the house will function on a daily basis. This is the moment when it is easy to make changes - without costs, delays or misunderstandings.

Usually 1-2 variants of the concept are prepared, which are then worked out in dialogue with the investor. You can compare the layout with a closed and open kitchen, put together a one-story house and with an attic, test different ways of location on the plot. The goal is not to create a “nice visualization”, but to find the best functional solution - tailored to the life of a particular family.

Is the design concept mandatory? From the point of view of regulations - no. But in practice - this is a stage, the omission of which almost always leads to problems. The lack of a concept means designing “blindly” and the risk that the construction project will have to be improved already after its preparation. Which, of course, means losses - time, money and trust.

There is also another question: how is the concept different from the construction project? That's a good distinction. The concept focuses on the idea - form, function, proportions, convenience of use. A construction project is a formalized documentation - compliant with regulations, containing all industries, technical descriptions and agreements. The concept is creative and open. Construction project: closed and ready to be assembled in the office.

The approved concept becomes the foundation of the construction project. Thanks to it, it is known what to design, in which direction and with what assumptions. It is also a good time to include additional elements - photovoltaics, heat pump, retention tank or landscaping.

Just imagine: the investor gets a ready-made construction project without prior consultation. In the projections, he sees a living room on the north side, a small kitchen and a lack of pantry, but there is no more room for maneuver. The project is ready, the deadlines are chasing. If they had previously gone through the concept stage together with the architect, these mistakes would never have arisen.
