Is it possible to start construction without a construction log? Theoretically, no. And in practice? The lack of a log is one of the most common reasons for the refusal of the office to accept the building. Although it may seem like a formality, it is this document that is the basic confirmation of the legality and compliance of the entire investment.

The construction log is an official official document that is used to record all key events related to the course of construction. Its conduct is mandatory in the case of investments requiring a building permit. Without a registered journal, it is impossible to legally start work or complete it. The document is in the form of a paper book or electronic version and is assigned to a specific investment address. The issuance of the journal takes place in the office, after the application is submitted by the investor. It has an assigned number and must be available at the construction site for the entire duration of the work. Entries are made by authorized persons: first of all, the construction manager, the inspector of investor supervision (if appointed), the designer exercising copyright supervision, as well as representatives of the construction supervision. In practice, entries can relate to the start and end of works, the execution of specific stages, partial acceptance, technical comments, recommendations or breaks in work. Each entry must include the date, signature, function and name of the person making the entry. An example? The construction manager writes: “The construction of the foundation has begun. The excavation was done manually to a depth of 1.2 m. Soil conditions favorable.”

Imagine that the end of construction is approaching. The house is standing, the installations are ready, the interior is finished, and the office refuses to accept. The reason? Incomplete log, no entries from key stages. This situation not only delays the completion of the investment, but may require the repetition of certain works or additional technical opinions.

The construction log also has evidentiary value in case of possible disputes with the contractor, complaints, inspections or even in the event of accidents on the construction site. A well-kept journal is a security for both the investor and all participants in the construction process. It is also worth knowing that the question “is a construction log required for construction on request?” occurs more and more often and the answer is: not always. In the case of an application with a project - most often yes, but it all depends on the type of investment. If you are not sure, it is worth asking the architect or clerk even before starting work.
