In the case of a finished project from the catalog, it is the leading architect who makes its adaptation. It transfers the universal concept to a specific plot, makes the necessary changes and turns it into documentation ready for obtaining a building permit.

This question often arises: is the lead architect the same as the construction manager? The answer is no. Their roles are completely different.

  • The lead architect works at the design stage. He creates the concept, is responsible for the documentation and prepares everything for the building permit.
  • The construction manager enters later - at the stage of implementation of the investment. Supervises the execution of construction works, takes care of safety and compliance with the project.

Simply put: the lead architect plans, the construction manager executes. Both functions are essential, but they operate at different points in the investment process and require different competencies.
