Absorbency analysis is a preliminary design study that allows you to determine what kind of development can be realized in a given area, in accordance with current regulations and local conditions. This is one of the first steps that should be taken even before buying a plot or starting work on an architectural project - especially if the planned investment is commercial, development or multi-family.
The purpose of the absorbency analysis is to estimate the investment potential of the plot. The architect checks, among other things, the maximum building area, the possible number of storeys, the building intensity indicators, the required distances from the boundaries, access to the public road and the records of the local zoning plan (or the decision on the development conditions, if the plan does not apply). On this basis, it is determined what and to what extent can be legally built, e.g. how many apartments will fit in a multi-family building, how many service premises can be planned or how to distribute the development over a larger area.
In practice, absorbency analysis is a real support in assessing the profitability of investments. Thanks to it, the investor can decide whether the plot really corresponds to his plans before investing more funds in the construction project. The analysis reduces the risk of missed decisions and allows you to act more consciously - both legally and economically.
This type of study can also be the basis for further urban planning work, the creation of a development concept or a request to change the local plan. The preparation time for the analysis depends on the scale and complexity of the site, but with standard individual investments it is usually from a few days to two weeks.
For private investors, absorbency analysis can answer the question: can I put the house I think about on this plot? For the developer - is it profitable to buy it. For everyone - it is a tool that organizes decisions and facilitates planning.
