Adaptation of the project is a mandatory process, which consists in adapting the finished project of the house to a specific plot, local building codes and the expectations of the investor. A finished project, bought, for example, in an online catalog, is a starting point - but before it becomes the basis for obtaining a building permit, it must be “adjusted” to reality. This is what the adaptive architect does.
In practice, adaptation implies several key actions. The architect analyzes the local zoning plan or the decision on the building conditions and checks whether the project meets the requirements written in them. He then designs the development of the plot, verifies the technical conditions (such as connections, terrain or bearing capacity of the land) and prepares the necessary documentation. If the project does not meet certain requirements - or if the investor wants to make changes - the adaptation also includes structural or functional modifications. This can be a change in the layout of the rooms, moving the windows, enlarging the terrace, adding a garage or adapting the roof to the snow zone.
Adaptation is therefore not just a formality - it is also a chance to consciously improve the design. A well-carried out adaptation means that the project not only meets the regulations, but also better suits the real needs of the users and the possibilities of the plot.
It is worth knowing that the adjustment of the project involves an appropriate budget. Depending on the scope of changes, the location of the investment and the complexity of the documentation, the price should be expected from PLN 4500 net, and its potential increase is primarily influenced by the changes that we want to introduce in the catalog project. However, it is an investment that ensures compliance with regulations, construction safety and the possibility of a real impact on the functionality of the house.
The time it takes to adapt is usually 2 to 6 weeks. With good organization and efficient collection of documents, this stage goes smoothly and without unnecessary delays.
To carry out the adaptation, you need: the original of the finished project, a map for design purposes, an extract and an extract from the local zoning plan (or a decision on the conditions of development), the technical conditions of the connections (water, electricity, gas, sewerage - depending on the needs) and a power of attorney if the architect is to represent the investor in the office.
Design adaptation is an integral part of the entire construction process and the moment when the finished project becomes your own. It is a stage in which it is worth investing wisely, because its effects affect not only the formalities, but above all the comfort of living in a designed house.
